Will Warsaw soon cease to be the largest city in Poland?

 

Poland stands at the threshold of an urban revolution that could change the map of our country and how we view the largest agglomerations. We are talking about plans to transform the Upper Silesian-Zagłębów Metropolitan Area (GZM) into a single cohesive city. This is the largest project of its kind in Central Europe, which has the potential to make Poland a leader in modern urbanization in the region.

 The metropolis, comprising 41 cities and municipalities, including such centers as Katowice, Sosnowiec and Gliwice, stretches over 2,500 square kilometers and is inhabited by more than 2.3 million people. By comparison, Warsaw, currently Poland's largest city, covers an area of 517 km² and has a population of about 1.8 million. Transforming the GZM into a unified urban structure would mean the creation of a gigantic center, five times larger than the capital.

 The project calls for centralization of public services, integration of transportation and joint management of infrastructure. All this is aimed at improving the quality of life of residents and attracting investors. The metropolis, with its extensive resources and convenient location, could become a center of innovation, business and culture in this part of Europe.

 

How will Katowice change as the inner city of a new metropolis?

 

History shows that soaring real estate prices primarily affect the central areas of major metropolises. Silesia, being under intense development, offers unique opportunities for both entrepreneurs and those interested in the real estate market. It can therefore be predicted that with the progress of this ambitious integration, land and housing prices are likely to experience a boom. We can already observe the first signs of these processes today. One such example is the “Dworcowa Quarter,” a spectacular development that is set to transform the center of the Silesian capital. It will include two Marriott hotels and luxury office and service spaces.

The first residential developments are also appearing, in a sense ahead of the market in Katowice's top locations. Starowiejska 3 is a modern townhouse, located on a quiet street, just a few hundred meters from the train station or the aforementioned Dworcowa Quarter. This gives access to the best services, infrastructure and cultural and educational facilities.

 

Is this the last moment before the boom?

Possibly, yes. A metropolis called Silesia or Megapolis is becoming a reality, and decisions made today could bring huge changes in the future. Investors looking for a place that combines dynamic development with the prospect of stable profits, the Upper Silesian and Zagłębie Metropolis have already recognized this and, without waiting for developments, are acting now, occupying the best locations.
